

Apartments Ashwin Radheshyam
When it became inevitable to demolish their grandfather’s bungalow, the family decided to retain the site and make apartments for themselves. The design retains the old trees along the front and to one side, while lifting up the block for parking and open space at the ground floor. Each floor has two apartments, entered through a shared entrance courtyard.



The stilt level works as parking and a shared space. A walking path runs through the landscaped setback and old trees. Each floor has two large apartments around a central lobby. The top floor is a penthouse. The terrace is designed for common use.

The design begins with the existing trees. The building is placed to retain them and allow space around them. A central entrance courtyard brings light and air into the building, and creates a shared space for residents. The stilt level is kept open for parking, movement, and community use. Apartments are planned for good light and cross ventilation. Openings and shaded edges reduce heat and glare. Parts of the building are wrapped in a brick façade, shaped with a simple geometry that gives character and depth. The overall layout is clear and efficient, creating homes that feel open, calm, and connected to the landscape.
